LAND DEVELOPMENT PROJECTS:
Dublin Village Apartments Project:
The proposed plan includes the construction of two (2) three-story apartment buildings, with 12 units in each building and parking areas. The parcel currently has two existing apartment buildings and associated parking. These apartments are a non-conforming use. This property is located within the R-1 Mixed Use Residential Zoning District, has frontage on Maple Avenue, and contains approximately 3.38 acres of land.
During the Dublin Borough's Zoning Hearing Board Meeting held on December 4, 2023, the Zoning Hearing Board approved a Special Exception from Section 27-903.3.B of the Dublin Borough Zoning Ordinance to allow an expansion of an existing non-conforming use by less than 50%. The Zoning Hearing Board also granted a variance from Section 27-505.B,B6.2 to allow a lot size per building less than one acre and granted a variance from Section 27-505.B.B6.4 to allow less than two-off street parking spaces per dwelling unit. Additionally, conditions were placed on the approval by the Dublin Borough Zoning Hearing Board.
The Final Land Development Plan was before the Dublin Borough Planning Commission on August 19, 2024 and will be before Borough Council on September 9, 2024. This meeting is open to the public.

Moyer Farm Project:
The Moyer Tract Sketch Plan was presented to Borough Council on November 27, 2023. The site proposed for development is located within the “PVD” – Planned Village Development District and has frontage to the west on North Main Street (SR 0313) and to the north on Rickerts Road and contains approximately 32.93 acres of land.
The applicant proposes to construct 68 dwelling units, consisting of 14 twin dwellings and 54 village houses, a three-story building with approximately 45 apartments and an adaptive re-use of the barn for commercial use.

This plan will be presented to the Planning Commission during a public meeting on January 15, 2024 at the Dublin Fire Hall.
144 N. Main Street Project:
The proposed plan includes the construction of two (2) four-story mixed-use buildings. Each building will contain approximately 15,000 square feet of commercial use on the first floor and approximately 36 multifamily dwelling units on the second to fourth floor. This property is located within the TC-2 Town Center Zoning District.
The applicant applied to the Dublin Borough Zoning Hearing Board for the following variances: from Section 27-505.D.(D4)(4)(b) to permit less than the required parking, 27-610.1.A and B.(5) to permit less than the required buffer, 27-614.5.C and D from the parking configuration requirements and 27-615.1.G to permit less than the required loading spaces. The advertised hearing was held on March 1, 2022.
The application is currently before the Dublin Borough Planning Commission. The next meeting will be held on September 19, 2022. This meeting is open to the public.

Dublin Town Center Project:
Dublin Town Center Preliminary - Final Plan approved by Borough Council at their October 14, 2019 council meeting with conditions.
The project was submitted to the Borough as a preliminary / final submission on February 11, 2019 and was before the Borough’s Planning Commission on March 18, 2019 and May 6, 2019 for review. At their May 6th Planning Commission meeting the PC voted to recommend the plan for approval to the Borough Council with a list of conditions.
The Dublin Town Center plans were presented to Council on May 28, 2019 and then again on September 9, 2019. At the September 9, 2019 council meeting Council authorized the Borough Solicitor to draft a resolution approving the preliminary/final plan with conditions for consideration of adoption at Council’s October 14, 2019 meeting. This project consists of 9 parcels and is located on 17.62 acres of land that is accessible from Elephant Road and Main Street.
The proposed plan includes the construction of eighty (79) townhomes, one (1) 15,000 sf mixed use building with 30 residential units, one (1) 15,000 sf 1-story Grandview Hospital healthcare building, the adaptive re-use of the old bishop’s garage (now called Station 23 )
